When the hotel and its waterfront restaurant, The Edge, changed ownership, Migis Hotel Group was selected to manage the property on behalf of the new owner. The transition required meticulous planning and flawless execution, particularly with regard to operational continuity and accounting handover. With a tight turnover window, our team executed a seamless transition of all systems and operations, ensuring not a single service was interrupted. It was an all-hands-on-deck effort that reflects the precision, agility, and interdepartmental integration we bring to every client relationship.
Higgins Beach Inn, a coastal landmark whose roots reach back to the 19th century as a popular summer beach colony, sits just steps from the shores of Higgins Beach, a favorite among swimmers, surfers, and sandpipers alike. After the purchase of the hotel in 2017 by a group of local partners, Migis Hotel Group collaborated with the owner partners to lead a full-scale revival of this iconic property. The property underwent a top-to-bottom reinvention. Every system, space, and service was touched. What followed was an intense, coordinated effort, from navigating complex permitting and building out a new independent brand, to launching a full-service restaurant and modernizing the guest experience from the ground up. Each piece was critical to bringing the vision to life.
As stewards of this historic property, we took seriously both the operational complexity and the emotional significance of the hotel to the Higgins Beach community. Part of our role was to honor the spirit of the place while guiding stakeholders through the changes required to secure its future. The result is not just a renovation, but a fully reimagined destination, one that honors its history while meeting the expectations of today’s travelers and continuing to anchor the local community.
Once a tired and underperforming motel with limited appeal and a fading franchise identity, this property was completely reimagined under new ownership. A full interior renovation including modern guestroom design, new furnishings, and upgraded systems, gave birth to The Elmwood. Migis Hotel Group launched a reputation marketing campaign to entirely reset the guest experience and relaunched the hotel as an independent brand, giving ownership more control over operations, brand direction, and cost structure.

Without franchise fees or brand restrictions, and guided by a group specializing in independent properties, the hotel is now a responsive asset that is achieving meaningful market share and proving that independent hotels can not only compete, but generate compelling returns in flag-dominated markets.
