Every spring, Migis Hotel Group supports the full-scale relaunch of the property to peak operating capacity, with significant demands in recruitment and property maintenance. Maintaining a 100+ acre lakeside property with complex infrastructure systems, multiple revenue sources and accounting and human resource nuances, requires deep operational expertise, long a hallmark of the owner-operated Migis Lodge. Perched on the serene shores of Penobscot Bay, the Inn at Ocean’s Edge is a longtime guest favorite, celebrated for its tranquil setting and standout amenities including an infinity-edge ocean-view pool, sauna, and direct shore access. When the hotel and its waterfront restaurant, The Edge, changed ownership, Migis Hotel Group was selected to manage the property on behalf of the new owner. The transition required meticulous planning and flawless execution, particularly with regard to operational continuity and accounting handover. With a tight turnover window, our team executed a seamless transition of all systems and operations, ensuring not a single service was interrupted. It was an all-hands-on-deck effort that reflects the precision, agility, and interdepartmental integration we bring to every client relationship.
Higgins Beach Inn, a coastal landmark whose roots reach back to the 19th century as a popular summer beach colony, sits just steps from the shores of Higgins Beach, a favorite among swimmers, surfers, and sandpipers alike. After the purchase of the hotel in 2017 by a group of local partners, Migis Hotel Group collaborated with the owner partners to lead a full-scale revival of this iconic property. The property underwent a top-to-bottom reinvention. Every system, space, and service was touched. What followed was an intense, coordinated effort, from navigating complex permitting and building out a new independent brand, to launching a full-service restaurant and modernizing the guest experience from the ground up. Each piece was critical to bringing the vision to life.
As stewards of this historic property, we took seriously both the operational complexity and the emotional significance of the hotel to the Higgins Beach community. Part of our role was to honor the spirit of the place while guiding stakeholders through the changes required to secure its future. The result is not just a renovation, but a fully reimagined destination, one that honors its history while meeting the expectations of today’s travelers and continuing to anchor the local community.
Once a tired and underperforming motel with limited appeal and a fading franchise identity, this property was completely reimagined under new ownership. A full interior renovation including modern guestroom design, new furnishings, and upgraded systems, gave birth to The Elmwood. Migis Hotel Group launched a reputation marketing campaign to entirely reset the guest experience and relaunched the hotel as an independent brand, giving ownership more control over operations, brand direction, and cost structure.
Despite operating in a market saturated with national brands, The Elmwood has successfully carved out a competitive position by focusing on quality, value, and flexibility. Without franchise fees or brand restrictions, and guided by a group specializing in independent properties, the hotel is now a responsive asset that is achieving meaningful market share and proving that independent hotels can not only compete, but generate compelling returns in flag-dominated markets.
Following a change in ownership in 2024, the former Lodge at Bromley, situated at the base of Bromley Mountain in Vermont, adjacent to a chairlift, received a complete interior transformation, featuring contemporary guestroom design, new furnishings, and upgraded systems. In close collaboration with ownership, Migis Hotel Group oversaw the introduction of a new property brand. The months-long transformation included redesigned guestrooms, refreshed public spaces, and upgraded systems and technology, all executed with an eye toward preserving the hotel’s historic ski lodge character while bringing it firmly into the modern era.
As part of the revitalization, a full dining and beverage program was added, marking the first time in years the hotel has offered such an amenity – the Trailhead restaurant serves breakfast and dinner nightly, a welcome amenity for guests, and a gathering place for the local mountain community.
Bringing a luxury hotel to a market that had never seen one was both a bold vision and a strategic investment decision for the owners of 250 Main Hotel. Rockland, ME had no shortage of established accommodations including a mid-tier flag, nautically themed independents, and traditional B&Bs, when the opportunity emerged to introduce a distinctly elevated tier of product into the market. This ground-up development prioritized quality at every level including premium materials, high-end finishes, and architectural design intended not just to impress, but to last.
By establishing a design-forward, independently branded property in a previously underserved segment, the project successfully captured an untapped market and elevated overall rate expectations across the region. For ownership, this was not simply a real estate build, but a long-term value play: a thoughtfully executed asset that commands a premium, holds its position as a market leader, and delivers strong financial performance year-round.
Taking the reins of a long-established coastal Maine hotel required a thoughtful balance of respect for tradition and a clear vision for modernization. After decades of family ownership, the property entered a new chapter under professional management, one focused on preserving its authentic charm while positioning it for long-term growth and profitability.
Our team assumed full operational oversight, encompassing hospitality standards, staffing, financial management, marketing, food & beverage, and guest experience. Key initiatives included strengthening security and regulatory compliance, implementing modern systems and efficiencies, and establishing structured oversight of annual capital expenditures. Throughout the engagement, we refined service delivery and strengthened brand positioning without losing the personal warmth that had defined the property for generations.
Under our stewardship, the hotel achieved consistent profitability. Following a dozen successful operating years, the property was sold at a highly respectable valuation, a direct reflection of its improved performance, reputation, and long-term stability.
In May 2025, Migis Hotel Group partnered with Azad Legacy Partners LLC to acquire a distressed hospitality asset. The two-story, 8,339-square-foot building had suffered years of deferred maintenance and fire damage, but its location and bones held long-term investment potential.
Within days of closing a full-scale transformation was mobilized by the partners: permits, crew, design logistics and operational planning. In just 60 days, the property was completely renovated and rebranded, featuring 20 brand new guestrooms, modern finishes, new safety and IT systems, and a new brand identity tailored to the Midcoast traveler. Opening in August, the property captured a successful share of the seasonal hotel market, an achievement which was only a dream in April.

Rebuilding The Groton Inn, a historic 18th-century property lost to fire, required a bold vision and discipline from the ownership and investment team. The 60-room boutique hotel and freestanding destination restaurant that emerged from this effort represent a complete re-imagining of a beloved local landmark, one that balances heritage, design, and long-term value.

Following its successful opening, we guided the operations of The Groton Inn and Forge & Vine restaurant through the first several years with a focus on building a robust food & beverage program, sales & events strategy, and capturing transient traffic away from the I-495 corridor.
